A home inspection is the most important few hours of a real estate transaction. Pre-Purchase Home Inspections
Before you close on a property, you should know its condition in detail. We document every material defect with photographs and plain-English explanations, so you understand what you are buying and what it will cost to maintain.
Pre-Listing Inspections
Sellers who inspect before listing control the negotiation. Finding the issues first means you choose whether to repair, disclose, or price accordingly — instead of renegotiating under pressure after the buyer's inspector finds them.
New Construction and Pre-Drywall Inspections
New homes have defects too. A pre-drywall inspection looks at framing, mechanical rough-ins, and weather barriers while they are still visible. A final walkthrough inspection catches what the builder's punch list missed.
11-Month Warranty Inspections
Most builder warranties run twelve months. An inspection at month eleven identifies covered defects while the builder is still obligated to correct them at no cost to you.

HUD REAC NSPIRE Inspections
NSPIRE is HUD's inspection protocol for public housing, Section 8, and HUD-assisted multifamily properties. We are a HUD certified REAC NSPIRE inspector, certification ID AD0301, and we perform pre-inspections that identify scoring deficiencies before your official inspection window opens — with a deficiency report organized by inspectable area, photographs, severity, and a conceptual score.

HUD 203(k) Consulting
The FHA 203(k) program lets buyers finance a home purchase and its renovation in a single mortgage. As a HUD approved 203(k) Consultant, ID S0885, we prepare the work write-up and cost estimate, coordinate with your lender and contractor, and perform the draw inspections that release funds as work is completed.

Inspection Software Built by a Working Inspector
We do not use generic off-the-shelf inspection software. We built our own, and it is what produces every report we deliver — offline in the field, photo documented, and organized so findings are easy to act on. That software is also available to other inspectors and to property managers running their own pre-inspections.
